Designing a building is an exciting experience for everyone involved. We typically take our clients through these steps:
Master Planning
We work with our clients to establish the scope of the building project, the financial requirements and the schedule.
Schematic Design
We create conceptual drawings and other documents that illustrate the general scope, scale and relationship of the project's components.
Design Development
We create drawings and other documents to describe the size and character of the entire project. Consideration is given to availability of materials, equipment and labor, construction sequence, scheduling, economic analysis of construction, user safety, maintenance requirements and energy conservation. We supervise and coordinate development of the entire project with all consulting engineers.
Construction Documents
We provide detailed drawings, specifications and other documents necessary for bidding and contracting for the construction of the project. Our architects continue to supervise and coordinate all project documentation with all consulting engineers. This step also includes a critical part of our quality control process - 50%, 90% and 100% completion model coordination reviews with our client, consultants on the project, and the construction manager, if applicable.
Bidding and Negotiation
We assist in obtaining bids and preparing for construction contracts.
Administration of Construction Contract
We supervise the progress of all contractors, and provide regular progress updates to our clients. We also evaluate and approve requests for payments by contractors and oversee the completion of the project.
Our architects remain involved throughout the process to ensure that design integrity is maintained. Often, our clients ask us to participate in dedication ceremonies for the new building.
