Architectural Design
Our goal each day at Plunkett Raysich Architects is to deliver intelligent design and inspired results to our clients. We believe intelligent design starts with a deep understanding of our clients' organization, culture and vision for the future. From there, we work to find a balance of structural soundness, economy and aesthetically pleasing elements that is unique to each client. Our schematic design and design development services leverage that balance to produce inspired results.
Schematic Design Services:

Architectural Design: Respond to program requirements and prepare conceptual site plans, building plans and preliminary sections and elevations. Development of approximate dimensions, areas and volumes. Recommendations regarding basic structural materials and systems. Consideration of alternate materials, systems and equipment, and development of conceptual design solutions for mechanical systems, electrical systems and interior design.

Materials Research, Quality Control and Specifications: Identify potential materials, systems, equipment and their quality standards consistent with the conceptual design. Investigation of alternative materials, systems and equipment.

Project Development Scheduling: Reviewing and updating previously established schedules.

Project Cost Control Estimate: Consists of development of a probable construction cost range for the project based on the most recent schematic design studies, current and historic area, volume, or other unit costs.

Presentation: All schematic design services and documentation are presented to the owner for approval.
Design Development Services:

Architectural Design: Development and expansion of the schematic design documents relating to form, size and appearance of the project. It includes specific structural, mechanical and electrical systems and interior design.

Materials Research and Specifications: Outline specification, itemized lists and identification of significant materials, systems and equipment.

Project Development Scheduling: Reviewing and updating previously established schedule.

Project Cost Estimate: Refines previous estimate based on adjustments made during the design development phase.

Presentation: All design development services and documentation is presented to the owner for approval.
Construction Document Services:

Architectural Design and Documentation: Final architectural, structural, mechanical and electrical engineering calculations and detailed drawings including landscaping and interior design bidding documents.

Materials Research, Quality Control and Specifications: Documents for bidding including forms, agreements and conditions of the contract. Specifications for materials, systems and equipment detailing workmanship, quality and performance criteria.

Project Cost Control Estimate: Advises the owner of any adjustments to estimated costs for final materials, systems, details, or labor changes.

Presentation: All construction documents presented to the owner for approval at 50% complete; at 90% complete; and 100% complete. Prior to bidding all revisions are incorporated into the documents.
Bidding and Negotiation Services:

Contractors’ Qualification Review: Obtain and review with owner contractors’ qualification forms to evaluate their participation as a qualified bidder.

Bidding Documents: Organize and handle bidding documents for reproduction, distribution and retrieval.

Addenda: Distribute during bidding to revise or supplement drawings and specifications. Provide instruction, revisions and changes in the bidding schedule and procedures.

Bid Evaluation Services: Evaluation of bids, analysis of alternates or substitutions, recommendations on award of contract and participation in negotiations. Review of contractors' material submittals for construction.
